A $2,500 non-refundable down payment in the form of a cashier's check will be
due immediately after being declared the buyer. The balance is due in cash at
closing within 30 days. All offers will have no contingencies of any kind.
Buyer agrees to accept property "AS IS, WHERE IS". Buyer shall rely on his/her
own judgment of the condition of the property, no warranties or guarantees are
implied. Seller shall give evidence of title in the form of a owner's policy of
title insurance in the amount of the purchase price. Seller shall convey the
